Why You Should Use a Realtor for New Construction?

New construction can be a great option for buyers.  I mean who doesn’t want a brand-new home with the latest colors and style trends? If you are interested in buying a new construction home, the builder’s agent will be ready to help you with the process. But make no mistake: You need your own representation from the beginning.

What is a builder’s agent?

When you buy new construction, the home’s builder is considered the seller, and the agent representing the builder is called the builder’s agent. Even if it seems so easy to sign up with the builder’s on-site agent, you are going to want someone representing your side of the deal.

The job of the builder’s agent is to get the highest price for all of the homes the builder is selling.  The builder’s agent is not going to be as eager to negotiate down.

All that said, the builder’s agent could be a valuable resource for learning about a potential new home. They do know the benefits of the area and the amenities the builder provides.  However, it is our fiduciary duty as your buyers’ agent to help you consider all the pieces to the buying puzzle.

Why you should hire your own real estate agent?

The builder (aka the seller) is responsible for paying the commission and needs to know if you have a real estate agent representing you at your first visit to a builder community. As your real estate agent, we must accompany you on your first visit and register you with the builder through the onsite sales agent. Most builders will refuse to pay your agent a commission if you don’t register the agent up front.

Here are several areas we real estate agent will help you with:

  • Helping pick out the best floor plan and lot
  • Recommending financing
  • Negotiating extras
  • Liaison between the builder and you
  • Design Center Meetings, including picking the right upgrades & staying within budget
  • Overseeing the entire process and assist with scheduling a home inspection
  • Clearing the path for a clean closing
